Every file is opened under nondisclosure before the first document request. Client communication runs through a partner-issued secure channel — never personal email, never shared inboxes.

We do not rotate clients between advisors. Your founding partner remains your point of contact through every renewal, every refinance, every life event. Continuity, not consistency.

Outcome before rate.

Headline rate is the easiest negotiation and rarely the most valuable. We negotiate prepayment privileges, portability terms, and AUM-linked pricing — covenants that compound across the life of the mortgage.

Lender relationships, not lender lists.

Our adjudication contacts at eight Canadian and three US private banks were built over twenty-two years. They take our calls. They review our files first. They tell us when something will not approve, before we put you through the application.

Coordination, not hand-off.

When a file requires accountants, estate lawyers, or cross-border tax counsel, we coordinate them in our office — not yours. The deliverables arrive at your inbox already reconciled.

We accept fewer engagements.

Our partners take on roughly twenty new client families a year. The cap is deliberate. The depth of attention each engagement receives requires it.

Week 1

Private consultation

Sixty minutes by appointment, in our office or at your home. NDA signed. Scope agreed.

Phase 02

Weeks 2–3

Document review & strategy

We assemble your file. We model two or three structures. We tell you which lenders we will approach, and why.

Phase 03

Weeks 3–6

Approvals & negotiation

Files submitted to selected adjudicators. Counter-terms negotiated. Final commitment letter issued and reviewed line by line with you.

Phase 04

Closing & beyond

Closing & permanent advisory

Closing is administrative; we attend it on your behalf. Quarterly portfolio reviews follow for as long as you remain a client.
