Four principles, enforced in writing

Advice that survives being written down

Every recommendation comes with its reasoning in the file notes — term logic, penalty exposure, and the options we rejected. If advice can't stand being read back later, it isn't advice.

The comparison includes our pay

Lender compensation appears on the comparison sheet, beside the rate. It's the only way you can audit whose interest a recommendation serves.

"Don't" is a full sentence

Some of our best work is telling people not to borrow yet — and handing them the eight-month plan that changes the answer. Brokers who can't say 'wait' are salespeople.

Independence, defined

Owned by nobody's lending desk

Copperline is owner-operated and holds no equity relationship with any lender on its panel. No lender owns a seat at our table; none gets volume commitments; the brokerage's only product is the recommendation itself.

We're based on Duke Street in downtown Kitchener and work across Waterloo Region and southwestern Ontario — in person, or fully remote for the province-wide files.
