Canadian fixed mortgages compound semi-annually — an American calculator overstates your payment. These two tools use the real rules: CMHC premium tiers, the stress test, and GDS/TDS limits. Every result is an estimate, not an approval.

Assumptions this calculator makes (read them — they matter)
  • Fixed-rate compounding is semi-annual, not in advance — the Canadian legal standard. Monthly rate = (1 + r/2)1/6 − 1.
  • Default-insurance premium tiers (standard homeowner): 2.80% (15–19.99% down), 3.10% (10–14.99%), 4.00% (5–9.99%); 0.60–2.40% below 80% LTV where insurance is still chosen. Premium is added to the mortgage. A 30-year insured amortization adds 0.20%.
  • Minimum down payment: 5% of the first $500,000 + 10% of the rest; homes of $1.5M+ require 20% and cannot be default-insured.
  • Stress test: qualification at the higher of contract rate + 2% or 5.25% (federally regulated lenders).
  • Accelerated bi-weekly = half the monthly payment every two weeks (26 payments — one extra month per year against principal).
  • All rates illustrative as of July 2026. Property tax, condo fees, and utilities are not included in the payment shown.

Assumes $150/month for heat (lender standard), the CMHC premium added to the mortgage when your down payment is under 20%, and the minimum-down-payment rules. Estimate only — lender policies differ, and provincially regulated credit unions may qualify differently.

The max is a ceiling, not a target

The ratios don't know about daycare, or that your car dies in two years. Most of our clients buy comfortably below their qualifying maximum — on purpose.

Rates on this page are defaults

Type in any quote you've been given — ours, a bank's, an online lender's. The math doesn't care whose logo is on the rate.

A pre-approval beats a calculator

A calculator can't see your credit file or your employer's letterhead. When you're within six months of buying, get the real number in writing with a rate hold.
