About us
We started with one page of math.
A local St. Louis home buyer since 2014: two owners, a small team, local contractors, and one rule. If we can't explain the number, we don't make the offer.
Our story
An estimator and a title closer walk into a bungalow.
Andre Brooks spent nine years writing repair estimates for a St. Louis contractor. He kept seeing the same thing: owners of tired houses getting cash offers with no explanation, and signing because they didn't know what the number was made of.
In 2014 he teamed up with Renée Castillo, who had spent a decade closing sales at a local title company and had seen the other end of those deals. They bought their first house, a brick bungalow off Gravois, and put the whole offer on one page: the value, the repairs, the costs, their margin.
The seller said it was the first offer she actually understood. That page is still the heart of every Fairbrick offer, 240-some houses later.

What we promise
Four promises, on every house.
-
We show the math
Every written offer lists the after-repair value, the repair estimate, our costs and our margin. You can check every line.
-
We say when to list instead
If your house is in good shape and you have a few months, an agent will usually get you more. We tell you that on the first call.
-
No pressure, ever
Offers stay open 14 days. No countdowns, no "today only", no calling you five times a day.
-
No fees to you
No commission, no closing fees from us. A local title company handles the closing and the money, not us.
What we won't do
The things that give cash buyers a bad name.
-
No signs on telephone poles
No handwritten "we buy houses" signs, and no postcards that pretend to be from your lender.
-
No lowball, then renegotiate
The written offer counts what we saw. It only moves if something new turns up, and we show you the proof.
-
No "sell to us, rent it back, buy it later"
Those deals strip owners of their equity. We don't offer them.
-
No deed before closing
You keep your deed until the title company closes and pays you.
-
No upfront fees
You never pay us anything. Not for the offer, not for the walk-through, not for closing.
-
No pressure
No countdowns, no "price expires tonight", no five calls a day. Offers stay open 14 days.
How we make money
Out loud, so you don't have to guess.
Our profit is the margin line on your offer: about 10% of the fixed-up value. It pays our team and covers the surprises old houses always have. Most houses we renovate and sell. Some we keep as rentals. Once in a while we sell a contract to another investor, and when that's the plan, you hear it from us in writing before you sign.
The four people you'll talk to
