Four operating principles. We hire for them, train on them, and lose clients for breaking them.
On weekends, in offer-night negotiations, the day before closing. Mortgage life events don't happen 9-to-5, and we don't either.
We're paid by lenders on closing. There's no fee to you on standard residential deals. On private or B-lender deals where the lender doesn't pay, we disclose any fee in writing first.
We've talked clients out of deals when the math didn't work, when the home had hidden problems, or when we thought a 6-month wait would put them in a stronger position. Long-term relationships > one-time closings.
Every client gets an annual rate-vs-penalty review and a 120-day renewal alert. Our average client has been with us through 2.4 mortgage cycles.
