01 / Base fee
By square footage
Detached single-family rates. Use finished square footage from the listing — we verify on site, and the price only moves if the band does.

Older homes take longer — we price the time, not the fear

- Built 1960 – 1985 Aging systems take longer to evaluate properly. +$40

03 / Property type
Type adjustments, both directions
- Single-family detached Priced straight from the square-footage table. table
- Townhome / row house $25 off the table rate — shared walls mean less exterior to cover. −$25
- Condo / apartment-style unit Flat $295. Covers the unit and its accessible systems; common elements (roof, shared structure) belong to the association and are excluded. $295
- Multi-unit (duplex) Table rate on the whole building + $150 for the second kitchen, bath set and mechanicals. Tri- and four-plexes are quoted by phone. +$150
- New construction (final walkthrough) Table rate. Pre-drywall phase inspections are a separate $265 visit — call to pair the two. table

Each add-on after the first is $25 off. The add-ons page says when you actually need each one — and when you don't.

06 / Payment & policy
How paying works
- Pay at the inspection — card, check or cash. No deposit to book.
- Reschedule or cancel free up to 24 hours before the appointment.
- The report is delivered by 9 p.m. the same day, radon results ~48 hours later.
- Travel inside our 15-town service area is included; beyond it, a flat $45 applies (quoted before you book).
Sellers: a pre-listing inspection uses this same table — same scope, same report, paid by you instead of the buyer. Details on the add-ons page.
