How are you compensated?

Standard 2.5% buyer-side commission, paid by the seller through the listing broker. We don't charge a buyer-side retainer or any other fee.

Are you exclusive?

Not contractually. Most buyers commit to working with one agent because dual-agent confusion hurts your offer position; we make that case but never lock you in with paperwork.

Will you represent both sides of a deal?

No. If you're interested in a Cardinal listing, we recommend you bring your own buyer's agent — we'll happily make introductions to colleagues at Compass, Sotheby's, or Engel & Völkers.

What about off-market listings?

About 30% of our annual buyer closings are off-market. We share these with active engaged buyers after a 10-min intake call and a signed NDA.
