“From” rates assume strong credit; your rate is set by credit history and term, never by negotiation skill. All loans: no application fee, no prepayment penalty. Mortgage APRs reflect zero-point pricing and typical closing costs.

Home lending
Mortgages held here, not sold off
We keep most mortgages on our own books, which means the person who approved your loan still answers the phone in year seven. First-time buyers can trim up to $2,000 off closing costs, and our advisors will happily tell you if renting longer is the better math.

How your rate is actually set
Credit history
The biggest factor. "From" rates assume strong credit; a thinner file lands a step or two up the sheet — and we'll tell you exactly which step and why.
Term and collateral
Shorter terms and secured loans cost less. A 48-month auto loan beats a 72-month one; a HELOC beats a personal loan when there's equity to lean on.
Not: negotiation
Nobody gets a better rate for haggling, and nobody gets a worse one for not knowing to ask. The sheet is the sheet — that's the point of publishing it.
