South Carolina is an attorney closing state: a licensed South Carolina attorney must supervise the closing of a home purchase or refinance. We are licensed in South Carolina only, and rules differ by state.
Buying, selling or refinancing a home. One flat fee, one coordinator, one calm closing table.
Buying, selling or financing retail, office, industrial, multifamily and land. Due diligence on a calendar, not a scramble.
Liens, gaps in the chain of title, heirs' property and boundary questions. We find out what the record says and what a fix usually takes.
Commercial leases for landlords and tenants: retail, office, restaurant and warehouse. Read before signed, in plain English.
A failed closing, a disputed boundary, a co-owner who won't agree. We start with the documents and the cheapest path to an answer.
Selling investment property and buying the next one. We keep the 45-day and 180-day deadlines on the calendar and the documents in order.

Your agent sends us the signed contract. We open the file, confirm who we represent in writing and send you a flat-fee quote if you don't have one.
Days 1 to 7
We search the county records for owners, mortgages, liens, judgments and easements. Your coordinator emails you a short summary.
Days 7 to 14
We issue the title insurance commitment and review the survey, if you ordered one. Anything that needs fixing goes on a list with a date.
Days 14 to 25
Your lender finishes underwriting. We trade documents with them and confirm the payoff for the seller's loan.
3 business days before
For most mortgage loans you get your Closing Disclosure at least three business days before closing. We go through it with you line by line.
Closing day
About an hour. Bring a photo ID and the certified or wired funds the statement shows. Never wire money based on an email alone: call us first.
After closing
We record the deed and mortgage with the county, pay off the old loan, disburse funds and send your final owner's policy when it issues.
Buying, selling or refinancing in the Lowcountry. A written flat fee, a coordinator who answers, and a closing that takes about an hour because the work happened before it.
Residential closings
Acquisitions, leases and 1031 exchanges with every deadline on one shared calendar, and an estimate in writing before the work starts.
Commercial transactions01
You get a written quote within one business day, before you commit to anything. Closing fees are flat. If the work changes, the quote changes in writing before we do it.
02
Every file has one named closing coordinator who answers your calls and emails. You never have to explain your file twice.

We tell you what the public record shows and what a fix usually takes. We never promise a title is perfect or a dispute will go your way. Title insurance, not a lawyer's word, is what protects against defects nobody found.
"The quote came the same afternoon I called, and the number on it was the number at closing. Dana walked us through the Closing Disclosure on a video call the week before, so nothing at the table surprised us."
Keisha M., First home purchase, North Charleston
"Julian's memo was one page. It showed me the personal guaranty had no end date and what to ask for instead. The landlord agreed to a cap. I would have signed it as written."
Arjun S., Retail lease review, Summerville
"My grandmother's land had never gone through probate. Teresa drew the whole family tree and explained each option without pushing us toward court. It took months, and she told us it would."
Linda G., Heirs' property, Johns Island
