It started with a question nobody could answer.

Before Tidemark, Nora Whitlock spent four years on the title side of closings. The question buyers asked most was simple: "What will the lawyer cost?" The honest answer was usually "it depends."

So in 2011 she opened a firm where it doesn't. Residential closings are a flat fee, quoted in writing within a business day. Commercial and dispute work gets a written estimate with the assumptions spelled out. If the work changes, the number changes in writing first.

The firm has grown to three attorneys and a closing team, and the rule hasn't changed. Neither has the second one: we tell people what the record shows and what we think, and we don't promise what nobody can promise.

How we work

  1. 01

A flat fee, in writing, first

You get a written quote within one business day, before you commit to anything. Closing fees are flat. If the work changes, the quote changes in writing before we do it.

  2. 02

One coordinator from contract to keys

Every file has one named closing coordinator who answers your calls and emails. You never have to explain your file twice.

  3. 03

    The record, not a promise

We tell you what the public record shows and what a fix usually takes. We never promise a title is perfect or a dispute will go your way. Title insurance, not a lawyer's word, is what protects against defects nobody found.

What we don't do

Knowing where our work ends saves you a call. For these, we point you to someone who does them every day.

The closing room

One quiet room, a long table and good coffee. Most closings take about an hour. If you can't be here, we arrange a mail-away signing with a notary near you.
