Commercial leases for landlords and tenants: retail, office, restaurant and warehouse. Read before signed, in plain English.
A commercial lease can run five or ten years and include a personal guaranty. The terms that cost people most are rarely the rent: repairs, operating expenses, renewal rights, use clauses and what happens if the business has to move.
For tenants, we read the lease and send a short memo: what it says, what is unusual, and what we would ask for. For landlords, we build a lease form that fits your building and your tenants, and keep amendments and renewals tidy.

The seven clauses we read first
Rent is the number everyone negotiates. These are the clauses that decide what the lease really costs over ten years. Your memo covers each one in a sentence or two.

Questions about leases
Should I sign a personal guaranty?
Often a landlord insists on one for a new business. You can sometimes cap it by amount or time, or have it end after a period of on-time rent. We tell you what is usual for the space and what is worth asking for.
Do you handle residential leases?
We prepare lease forms for small residential landlords and review leases for unusual situations. We don't handle evictions.
How fast can you review a lease?
Most tenant reviews take about five business days. If your landlord has a deadline, tell us when you book and we will say whether we can meet it.
