What each line means

Closing fee
Our flat fee for the title exam, the documents, the closing itself and recording. One line on your statement.
Title insurance
A one-time premium. The lender's policy protects the lender. The owner's policy, which is optional, protects you.
Recording charges
What the county charges to put the deed, mortgage or release into the public record.
Deed recording fee
A state and county charge on the sale price when a deed records. In South Carolina the seller usually pays it, but the contract decides.
Prepaids and escrows
Homeowners insurance, flood insurance where required, and the property tax deposits your lender collects up front.
Prorations
Property taxes and HOA dues split between buyer and seller by the closing date.

Before you wire anything

Call us to confirm every wire. Every time.

Criminals send fake emails that look like they come from closing offices, with new wiring instructions. We will never change our wiring instructions by email. Before you send money, call us at a number you already know.

  1. 01 Get instructions in person or by phone Your coordinator gives you wiring details at the start of the file.
  2. 02 Call to confirm Use (843) 555-0146, not a number in an email.
  3. 03 Confirm receipt We call you when the funds arrive.

Who usually pays what
