    A senior sales associate calls to walk you through the disclosure package, schedule a sales gallery viewing, and answer financing questions.

  3. Step 03
    Within 7 days
    Disclosure + agreement

    Full real estate disclosure statement, draft purchase agreement, and finishes manifest delivered to your email + a hard copy at the gallery.

  4. Step 04
    Within decision window
    Convert or walk

    30/60/90 days depending on tier. Convert to binding contract with deposit applied, or walk with full refund (minus $250 administration).

    At closing (Q3 2028)

Is my deposit really refundable?

Yes — full refund minus $250 administrative cost if you walk during your decision window. After window, deposit applies to closing or forfeits per agreement.

Q · 02

Can I assign my reservation?

Yes, with developer approval. About 8% of NG-02 buyers assigned pre-closing, typically at a 4 — 7% premium. We provide an assignment template.

Q · 03

What financing am I expected to have?

20% down minimum at closing, fully approved mortgage at the time of contract conversion (60 days into reservation for T-02, 90 for T-03).

Q · 04

What if construction is delayed?

Per BC pre-construction disclosure rules, delays beyond 18 months trigger a renegotiation right + refund-with-interest option. We’ve never used it across our four delivered projects.
