Hot-water pressure wash, degreaser on oil stains
Price
from $1.25 per sq ft

Scope

What we pour

Not every tired slab needs to come out. If it is still level and in one piece, sealing the cracks and joints, cleaning and sealing the surface, or a thin resurfacing coat can buy years. If panels have sunk more than an inch or broken into pieces, replacement is usually cheaper over ten years, and we will tell you that on the first visit instead of selling you a patch.

Ranges include digging, gravel base, forms, steel, mix, joints and curing unless a line says otherwise. Where you land in a range depends on access for the truck, how much soft soil comes out and how complicated the shape is. The firm number comes after the site visit and does not move unless the scope does.

Honest notes

Cracking

Sealing a crack keeps water out; it does not glue the slab back together, and the line stays visible. Anyone who promises invisible crack repair is guessing.

Curing

Sealer needs about 24 hours dry before foot traffic and 48 before cars. Overlays follow the same clock as new concrete, just shorter.

Sealing

The cheapest maintenance concrete gets. Every 3 to 5 years for broom finishes, every 2 to 3 for stamped.

Freeze-thaw

Resurfacing fixes flaking caused by salt and a weak top. It will not fix a slab that is heaving; that one comes out.

Schedule

How the job runs

  1. Visit

    Repair or replace

We check level, base and crack pattern, then give you both prices if both are honest options.

  2. Day 1

    Clean and prep

Pressure wash, rout cracks, grind high spots.

  3. Day 1 or 2

    Seal or resurface

Sealant, sealer or overlay applied on a dry day.

  4. 48 hours

    Back in use

Feet after a day, cars after two.

Cleaning comes first. Sealer only bonds to a clean, dry surface.

Questions

Asked about repair and sealing

Can you lift my sunken slab?

We do not do slab lifting (mudjacking or foam). If a panel or two has sunk, we can saw-cut and replace them, and we will tell you if lifting would be the cheaper fix so you can call someone who does it.

Will a patch match my old concrete?

No patch matches perfectly; new concrete is lighter for a year or more. Replacing whole panels at the joints looks much better than patching the middle of one.

How often should I seal?

Broom-finish drives and walks every 3 to 5 years with a penetrating sealer. Stamped and colored work every 2 to 3 years. Always on a dry day above 50°F.
