8%
Our management fee is charged only on rent that actually arrives. Vacant month? You pay nothing.
50%
Photos, syndication, showings, screening and the lease — once per new tenancy, with nothing added for "advertising."

Repairs pass through at vendor cost with the invoice attached. Onboarding is free. Leave any time with 30 days' notice.
What we handle
Priced from comps, photographed professionally, syndicated everywhere renters look — and shown by a human who answers their phone.
Published, criteria-based screening applied identically to every applicant — fair-housing compliant and documented.
Rent is due on the 1st, late on the 5th, and in your account by the 10th. 98.2% of rent arrived on time last year.
24/7 emergency line, a vetted vendor bench, and a hard rule: invoices pass through at cost, with the PDF attached to your statement.
Documented move-in, annual, and move-out inspections with time-stamped photos, so deposit decisions stand on evidence.
A monthly statement your CPA will actually like: every dollar in, every dollar out, every invoice attached.
Run your own numbers
Monthly rent in, honest net-to-owner out: vacancy assumptions, a maintenance reserve, our management, leasing and renewal fees itemized — next to a DIY column, because sometimes DIY genuinely nets more on paper. The assumptions are printed, so argue with them.

Owner
Seven years, two properties, zero surprise line items. My statement is boring in the best possible way — every repair has the vendor's actual invoice attached. My last manager marked up a $180 faucet job to $260; these folks passed a $214 HVAC call through at $214.
Tenant
Best landlord experience I've had in Raleigh. Maintenance portal at 9pm, plumber texting me by 8am the next morning. Deposit came back in 12 days with an itemized letter and photos.
Owner
They told me NOT to renovate the kitchen yet because the rent lift wouldn't cover it for 6+ years. A management company talking itself out of a bigger leasing fee bought about a decade of my trust.
