Tenant-paid items (application fee $55/adult at screening cost, pet deposit $300 + $25/mo pet rent where pets are allowed) are charged to tenants, never to owners, and are published on every listing.

Early-termination penalty$0Leave with 30 days' written notice, any time, no exit fee. We keep owners by performing.

Worked example
First-year cost on a $1,850/mo rental: 12.2% of gross.
Published guides put the typical first-year all-in at 18–20% of gross rent once leasing, renewal, markups and admin fees stack up. Ours is below because half of those fees don't exist here. Repairs aren't in either number — they're your property's costs and pass through at vendor cost with any manager who's honest.
