Owner onboarding

Switching managers is our paperwork, not yours.

Whether you're leaving another firm or your own spreadsheet: onboarding is free, occupied tenancies transfer without interruption, and we write the awkward termination letter for you. Here's the actual timeline.

  1. Step 01

    Day 0

    Intro call & walkthrough

    Twenty minutes on your goals and your property's condition, then a walkthrough (in person or video for out-of-state owners). You get a written rent analysis and our full fee schedule — the same one on the pricing page.

  2. Step 02

    Days 1–3

    Agreement & handoff paperwork

    Sign the management agreement (month-to-month after 90 days). If you're leaving another manager, we draft the termination letter for your signature and request the file transfer the same day.

    What we'll ask you for

    • Government ID & ownership verification
    • Current lease + tenant contacts (if occupied)
    • Keys, remotes, and access codes
    • Insurance declaration page
    • W-9 for year-end 1099
  3. Step 03

    Days 4–14

    Transfer & tenant introduction

    We collect leases, deposits, keys, and maintenance history from your old manager, move deposits into NC trust accounts, and send tenants a friendly introduction letter with new portal logins and payment instructions. Occupied tenancies continue uninterrupted.

  4. Step 04

    By day 30

    First statement

    Your owner portal goes live, the condition baseline inspection is filed, and your first monthly statement — with any vendor invoices attached — lands by the 10th of the following month.

Mid-lease? That's normal.

Most switches happen with a tenant in place. The lease transfers as-is — its rent, its dates, its terms. Tenants get a friendly introduction letter, a new portal login, and a maintenance line that answers. Most tenants consider the switch an upgrade; that's rather the point.

And if we disappoint you?

The agreement is month-to-month after the first 90 days. Leave with 30 days' written notice — no termination fee, and we hand over files, keys and deposit accounting the way we'd want to receive them. Exit should be as clean as entry.
