For owners
Owner questions.
Everything recurring: rent collection, tenant communication, maintenance coordination (at vendor cost), monthly statements with invoices attached, the owner portal, late-fee enforcement, and one annual inspection. It's charged only on rent we actually collect — a vacant month costs you $0 in management fees.
The pricing page lists every fee we charge — management, tenant placement, renewal, extra inspections, and eviction coordination. There is no setup fee, no vacancy fee, no maintenance markup, no statement or technology fee, and no early-termination penalty. If a fee isn't on that page, we can't charge it.
Repairs under your spending limit (default $400) are handled and documented. Anything above it needs your written approval, except genuine emergencies that protect the property — burst pipe, no heat in winter, active roof leak. Every vendor invoice passes through at cost, and the PDF is attached to your statement.
Yes, if they're licensed and insured for the trade in question. Many owners keep a preferred HVAC or plumbing contact. We'll dispatch and document with your vendor exactly as we would with ours — still at cost.
Late fees are enforced on the 5th, contact begins immediately, and we document every step. If it comes to a filing, our coordination fee is a flat $349 and attorney/court costs pass through at cost. Last year roughly 1% of tenancies reached a filing.
You sign our agreement, and we handle the rest: the termination letter to your current manager, transfer of leases, deposits, keys, and files, plus tenant introduction letters. It typically takes two to three weeks and costs nothing to onboard. See the switching page for the full timeline.
Our agreement runs month-to-month after the first 90 days. Leave any time with 30 days' written notice — no termination fee. We keep owners by performing, not by penalty clause.
For tenants
Tenant questions.
Deposits are held in a North Carolina trust account as state law requires. At move-out, deductions are documented against the photo move-in report, and your itemized letter with any refund is sent within the 30-day statutory window — usually much faster.
Submit requests through the tenant portal any time. Emergencies — flooding, no heat below 50°F, gas smell, no working toilet — go to the 24/7 line at (919) 555-0199. Median urgent response last year was 47 minutes.
Published criteria, applied identically to everyone: income of 3× rent (combined for co-applicants), credit review, rental history, and an eviction-record check. Application fee is $55 per adult, which covers the screening reports at our cost.
Per-property — each listing states its pet policy. Where pets are allowed there's a refundable pet deposit of $300 and pet rent of $25/month per pet. Assistance animals are not pets and are never charged fees, per fair-housing law.
Rent is due on the 1st, with a grace period through the 5th; on the 6th a late fee of 5% applies (the NC statutory cap). The portal supports ACH (free), debit, and autopay. No money orders under someone's windshield wiper, please.
