Seven years, two properties, zero surprise line items. My statement is boring in the best possible way — every repair has the vendor's actual invoice attached. My last manager marked up a $180 faucet job to $260; these folks passed a $214 HVAC call through at $214.

Honest four stars. Leasing was fast (13 days) and the accounting is spotless. I docked a star because my first annual inspection report took nearly three weeks to reach my portal — they owned it and the renewal-year report landed in two days.

Switching was the part that shocked us: they handled the termination letter, key transfer, deposit accounting, and tenant notices in about two weeks — and charged nothing to onboard four doors. Our old manager's 'misc admin' line simply doesn't exist here.

Fees are exactly as published and the multi-door discount showed up without me asking. Four stars only because I wish the owner portal had a proper mobile app — the mobile web view is fine, just not great.

Best landlord experience I've had in Raleigh. Maintenance portal at 9pm, plumber texting me by 8am the next morning. Deposit came back in 12 days with an itemized letter and photos.

Responsive on urgent stuff — a water heater fail was handled same day. Non-urgent requests can take a week or so to schedule, which is my only real gripe. Renewed twice anyway; rent increases were explained with actual comps.

Mixed. Application and move-in were smooth and the house was genuinely clean. But the shared-yard maintenance schedule between the duplex units was confusing for months before it got sorted. Three stars, might revise up.

Rented the Holly Street bungalow's twin down the block. Old house, honest listing — they flagged the quirky bathroom door and slow tub drain in the ad instead of letting us find out. Drain got fixed the first week.
