FAQ

Frequently asked questions

The questions renters ask us most, answered the way we'd answer at the counter.

Renting a unit

Do I have to sign a long lease?

No. Every lease is month to month. Stay one month or ten years. To move out, tell us before your next billing day and empty the unit; you won't be charged again.

Does it cost anything to reserve?

No. Reserving online is free and takes no card. We hold the unit until 7 days after the move-in date you pick. You pay the first month, the $25 admin fee and your protection plan at move-in.

What do I need on move-in day?

A photo ID, a lock (we sell disc locks for $16), and either a protection plan or proof that your own insurance covers stored items. That's it.

Can I see a unit before I rent it?

Yes. Come by during office hours and we'll walk you to the exact unit. At Queen Creek, Saturdays from 8 to noon, or call and we'll meet you.

Can I switch sizes later?

Yes, and it's free. If the size you need is open, we move your lease over the same day. Your new rate is the current rate for that size.

Prices and fees

What will I pay on move-in day?

Your first month's rent, a one-time $25 admin fee, and your first month of protection (from $12) if you choose our plan. There's no security deposit. The reservation form adds it all up before you finish.

Will my rate go up?

Your move-in rate holds for 12 months. After that we review rates once a year at most, and if yours changes you get at least 30 days' written notice with the new rate in dollars. You can always move out before a new rate starts.

Why is there an admin fee?

It covers setting up your lease, gate code and account. It's $25, charged once, and it's printed next to every rate on this site so it's never a surprise.

Are there any other fees?

Only if something goes wrong: a $20 late fee if rent is more than 5 days late, a cleanup fee if a unit is left full of trash, and the cost of legal notices if an account goes to lien. All of them are in your lease.

Do you run specials?

Sometimes, and when we do, the full terms sit right next to the offer. Right now it's half off the first full month on 10×10 drive-ups at Chandler. The regular rate starts in month two.

Access and security

What are the gate hours?

Chandler and Gilbert: 6:00 a.m. to 10:00 p.m., every day, including holidays. The Queen Creek RV yard is open 24 hours with your keypad code.

Can someone else get into my unit?

Only people you add as authorized users. They get their own gate code. Since you use your own lock and we never keep a key, nobody gets into the unit itself without your key.

Do you have cameras?

Yes, recorded cameras at every gate and in every indoor hallway, and good lighting on the drive-up rows. To be clear: the footage is recorded and reviewed when needed, not watched live all night.

Protection

Why is protection required?

Because we don't insure what's in your unit, and most renters assume we do. You can choose one of our plans or show that your homeowners or renters policy covers stored items.

Is the protection plan insurance?

It's a limited protection plan with a coverage cap, not a full insurance policy. It covers things like fire, burglary with forced entry and water from a burst pipe or roof leak, up to your plan amount. It does not cover mold, pests, wear, or items on the prohibited list. Ask for the plan document before you sign.

Which plan should I pick?

Roughly: $2,000 for a 5×5 or 5×10, $5,000 for a 10×10 or 10×15, and $10,000 for a whole house or a vehicle. Pick by what it would cost to replace everything, not by unit size.

Payments and late rent

How do I pay?

Online through the tenant portal, by phone, at any office, or with free autopay. Rent is due on the same day each month as your move-in date.

What if I'm late?

There's a 5-day grace period. On day 6 we add a $20 late fee (once per month). On day 10 your gate code pauses until the account is current. We text, email and call before each step.

What happens if I can't pay at all?

Call us first; we can usually set up a short payment plan. If rent stays unpaid, Arizona law lets a facility place a lien and, after written notices and a waiting period, sell the contents. You'll know the sale date in advance, and paying the balance stops it at any point.
