Foundation · Waterproofing · Crawl spaces

Know what's cosmetic. Fix what's structural.

Most cracks are normal. Some water problems are a downspout. Our free inspection measures before anyone quotes, and the written report is yours to keep, whether you hire us or not.

A calm second opinion on your foundation

Foundation and water problems are scary because they are hard to read. A crack could be nothing. A damp corner could be a $180 downspout or a $15,000 drain system.

We read them for a living. Since 2011 we have inspected about 2,100 Ottawa-area homes, measured before quoting, and told plenty of people that nothing needed fixing.

What are you looking at?

Most of what worries people is normal. Find the sign that matches yours and see how we would sort it.

  • Thin vertical crack in a poured wall

Under 3 mm wide, dry, not getting longer.

    Usually cosmetic

Leave it and watch it. Seal it only if it leaks.

    Wall crack repair
  • White, chalky powder on concrete

Called efflorescence. Minerals left behind by moisture.

    Usually cosmetic

Not damage. Brush it off and look for where the damp comes from.

    Basement waterproofing
  • Stair-step crack in a block wall

Even width, narrower than a pencil.

    Watch it

Mark both ends with the date and check every few months.

    Wall crack repair
  • Musty smell and damp air

Worse in summer or after rain.

    Watch it

Check humidity. Weeks above 60 percent need a fix.

    Crawl space encapsulation
  • Sunken walkway or front steps

A trip edge, or a gap opening at the house.

    Watch it

Lift it before it tips water toward the wall.

    Concrete lifting
  • Water on the floor after rain

Along the joint where the wall meets the floor.

    Have it checked

Check downspouts first, then book an inspection.

    Basement waterproofing
  • Horizontal crack or a wall bowing in

Usually about halfway up a basement wall.

    Have it checked

Book an inspection. Planned work, not an emergency, but not wait-and-see.

    Foundation repair
  • Sloping floors and sticking doors together

Plus cracks above door frames that keep coming back.

    Have it checked

Book an inspection so we can take floor-level readings.

    What the inspection checks

General guidance from our inspections, not a diagnosis. Every house is different, and a measured inspection beats a photo.

From the report file

The cracks were cosmetic. The water was a downspout.

A Westboro homeowner called us braced for a full drain system. The inspection found two downspouts emptying right at the wall and soil sloping toward the house. The fix was buried downspout lines and regrading, about $1,900.

“The basement stayed dry through the whole spring thaw.”

Sandra B., Westboro
