Not every musty smell needs a crew. Some don't need us at all.

Mold spores are part of outdoor air everywhere. What matters is whether something is growing indoors, how big it is, and what keeps it wet. Here is how we sort the calls we get.

Read the questions
  1. Clean it yourself

A few spots on a hard surface

Mildew on shower caulk, tile grout or a window sill, smaller than a sheet of paper. Gloves, soap and water, then dry it and run the fan longer.

    How to clean small spots
  2. Book an inspection

A smell, a stain or an old leak

Something musty with no clear source, a ceiling stain, or water that sat for a few days. We find the moisture and size the problem.

    About inspections
  3. Plan remediation

    Growth bigger than a doormat

Visible growth over about 10 square feet, or on drywall, insulation or carpet. It needs containment and a written scope.

    About remediation

Why it grows

Mold follows water.

Our winters are long and damp, and most homes here have a crawl space, an attic and a bathroom that never quite dries. Removal without fixing the water is money spent twice, so every inspection starts with the moisture.

How we find it

Water droplets covering the inside of a window pane, with dark growth along the bottom of the frame

Winter condensation

Warm, damp indoor air meets cold glass and roof boards. Showers, cooking and drying laundry all add to it.

A person checking the drain trap under a bathroom sink for a slow leak, with a bucket underneath

Slow, hidden leaks

A drip under a sink or behind a shower valve can wet a wall for months before anything shows.

Someone mopping standing water from a concrete basement floor beside a red bucket

Water that sat too long

Building materials that stay wet for more than a day or two after a leak or flood are where growth usually starts.

Services

Six services, one standard.

Each one ends with paperwork you can read: readings, photos, a scope and a price range.

Testing or remediation?

A test answers a question. Remediation fixes a problem.

They get sold together a lot. They shouldn't always be. If you can see growth, a lab report won't change what needs to happen, and we'll tell you before you pay for one. Color doesn't tell you how harmful a mold is either. Any growth indoors gets the same answer: remove it and fix the moisture.

A test is worth it when

  • You smell mold but nothing is visible after an inspection
  • Paperwork is needed for a sale, a lease or an insurer
  • Remediation is finished and needs a neutral clearance check

Skip the test when

  • You can already see the growth: it needs removing, not proving
  • You want to know if mold is making someone sick: ask a doctor
  • A hardware store plate grew something: they almost always do

We're not doctors We can tell you where moisture and growth are and how to remove them. Whether mold is affecting someone's health is a question for their doctor. We're glad to send them our report.

Lab results, explained

How we read a spore-trap report with you.

  • 1 Outdoors is the yardstick Every set of samples includes one taken outside the same day. Indoor air is normally similar to it, or lower.
  • 2 The mix matters Outdoor air is mostly types that live on leaves and soil. A room full of types that grow on damp drywall points to a source inside.
  • 3 One room against another A single high room with a normal house around it narrows the search to that room.

About mold testing

Sample report, illustrative

Air samples, one afternoon

spores per m³
All spores Types that grow on damp buildings Outdoor level
  1. Outdoor baseline

    4,200 total · 120 damp-building

The reference. Mostly types that live on leaves and soil.

  2. Living room

    1,900 total · 90 damp-building

Lower than outdoors with a similar mix. Normal.

  3. Basement bedroom

    6,800 total · 3,900 damp-building

Higher than outdoors, mostly damp-building types. Worth finding the source.

Illustrative numbers, not from a real home. There are no official safe limits for spores indoors; results are read against the outdoor baseline and the other rooms.

Containment and clearance

What a contained room actually looks like.

The point of containment is simple: dust from the work area should never reach the rest of your house. Here is the plan we set up in a typical bedroom.

Floor plan of a room with a sealed plastic work area in one corner, a zipper door, a covered heating vent, an air scrubber blowing filtered air out of a window, a pressure gauge outside the door and sealed bags of debris. HEPA 1 2 3 4 5 6

Plastic containment wall Airflow Growth on the outside wall

  1. 1 Plastic walls Heavy poly sheeting floor to ceiling, taped and braced, around the work area only.
  2. 2 Zipper door One way in and out, kept closed. Shoe covers come off at the door.
  3. 3 Vents sealed Heating and cooling vents in the work area are covered so the system can't carry dust.
  4. 4 HEPA air scrubber Pulls air out of the room through a HEPA filter and exhausts it outside.
  5. 5 Pressure gauge Shows the room is under slight negative pressure, so air flows in, never out. Logged daily.
  6. 6 Sealed bags Removed material is double bagged inside containment and carried straight out.

What "passed clearance" means on our jobs

The full process
  • CHECK 01 Nothing visible No visible growth, dust or debris inside containment. Every material on the scope has been removed or cleaned.
  • CHECK 02 Dry materials Moisture readings on framing and surfaces are back in the normal range for the house and the season.
  • CHECK 03 Air like outdoors Indoor samples are similar to or lower than the outdoor baseline, with no build-up of the types that grow on wet buildings.
  • CHECK 04 In writing A signed result from an assessor who did not do the work. If an area fails, it is re-cleaned and retested before containment comes down.

Water coming in right now? Shut off the supply if you can and call a water damage company first. Mold work comes after things are dry.
