Joists and subfloor cleaned, the ground cover fixed, and the crawl space kept dry enough to stay that way.

What it is

What crawl space mold is

Most older homes around Olympia sit over a vented crawl space with a dirt floor. When the ground cover is torn or missing, or water collects after rain, the joists and subfloor stay damp and growth follows. We clean the wood, deal with the water, and replace the vapor barrier. Full encapsulation is an option, not a requirement, and we explain when it makes sense.

When it makes sense

  • A musty smell is stronger near floor vents or in rooms over the crawl space
  • Insulation under the floor is sagging or wet
  • Joists or subfloor show white or dark growth
  • Water stands in the crawl space after heavy rain

When it doesn't

  • Light surface spotting on dry wood with a good vapor barrier: we may suggest monitoring
  • Active flooding: drainage comes first, then cleaning

What happens, step by step

  1. 01 Map the water Downspouts, grading, plumbing leaks and the ground cover, with readings on the wood.
  2. 02 Contain the access Vents and the access hatch are sealed off and the crawl space is put under negative air.
  3. 03 Clean the wood Joists, beams and subfloor are brushed or blasted and HEPA vacuumed.
  4. 04 Out with the wet material Wet insulation and torn plastic are bagged and removed.
  5. 05 New ground cover A heavier vapor barrier, overlapped and sealed. Encapsulation or a dehumidifier only if the readings call for it.

Worth knowing Encapsulation is a real fix for some crawl spaces and an expensive extra for others. If your readings stay in the normal range with a good vapor barrier and working downspouts, we will say so.

Questions about crawl space mold

Do I need encapsulation?

Not always. Many crawl spaces stay dry with a good vapor barrier and water moved away from the house. We recommend it when readings stay high after that.

How low is too low to work in?

We work in crawl spaces down to about 18 inches. Below that, we talk about access options before quoting.

Water coming in right now? Shut off the supply if you can and call a water damage company first. Mold work comes after things are dry.
