Post-remediation verification

A neutral clearance check after another company's mold work: visual, moisture and air samples, in writing.

What it is

What post-remediation verification is

Post-remediation verification, often called a clearance test, checks that a remediation job did what the scope said. We do it as a neutral party for jobs other companies have done. We never do it on our own work: our jobs are checked by an independent assessor, the same way we check other people's. The check happens with containment still up, so if an area fails it can be cleaned again without spreading anything.

When it makes sense

  • A remediation company has finished and containment is still up
  • You want a neutral party, not the crew that did the work, to confirm it
  • A buyer, lender or insurer asks for clearance paperwork

When it doesn't

  • Containment has already been taken down and the walls are closed: a check now is far less useful
  • The job was done by Westvane: we arrange an independent assessor instead

What happens, step by step

  1. 01 Read the scope We check the clearance against what the remediation contract said would be done.
  2. 02 Visual check No visible growth, no dust or debris inside containment, all listed materials removed.
  3. 03 Moisture check Materials read in the normal range for this season and this house.
  4. 04 Air samples Inside containment and outdoors, compared for total counts and for the types that grow on wet buildings.
  5. 05 Written result Pass, or not yet, with the reasons and what needs to happen before a retest.

Worth knowing A pass means the work area met the agreed criteria on that day. It is not a guarantee that mold will never grow again. That depends on keeping the area dry.

Questions about post-remediation verification

Why don't you clear your own jobs?

Because the crew that did the work shouldn't be the one to grade it. Washington doesn't require the split, but it is how we think it should be done.

What if the area doesn't pass?

The remediation company re-cleans inside containment and we retest. On Westvane jobs, re-cleaning is at our cost.

Water coming in right now? Shut off the supply if you can and call a water damage company first. Mold work comes after things are dry.
