Mold testing
Air and surface samples sent to an independent lab, when a test can actually answer your question.
What it is
What mold testing is
A mold test compares the air or a surface in your home with a baseline, usually the outdoor air that day. It is useful when the source is hidden, when someone needs paperwork, and after remediation. It is not useful for proving that visible growth is mold. If you can see it, a lab report rarely changes what should happen next, and we will tell you that before you spend the money.
When it makes sense
- There is a musty smell but nothing visible after an inspection
- A buyer, seller or landlord needs a written baseline
- You want to know whether one area of the house differs from the rest
- Remediation is finished and needs a clearance check (see post-remediation verification)
When it doesn't
- Growth is already visible: it needs removing, not proving
- You want to know if mold is causing symptoms: that is a question for your doctor, not a lab report
- A home test kit plate grew something: those plates grow something in almost every home

What happens, step by step
- 01 Decide what question the test answers If we can't name the question, we don't take the sample.
- 02 Outdoor baseline One air sample outside, the same day, so indoor numbers have something to be compared with.
- 03 Indoor samples A calibrated pump draws a set volume of air through a spore-trap cassette in each area of concern.
- 04 Chain of custody Cassettes are labeled, logged and shipped to an independent lab accredited for mold analysis.
- 05 Results, explained We go through the lab report with you: counts, types, and what they do and don't tell you.
Worth knowing There are no federal limits for mold spores in homes. Results are read by comparing indoor air with outdoor air and with other rooms, and by looking at which types show up. Anyone who quotes a single "safe number" is oversimplifying.
Questions about mold testing
What lab do you use?
An independent lab accredited for environmental microbiology. On the real site we name it, and you can call them yourself.
Can I just buy a kit at the hardware store?
You can, but settle-plate kits catch spores that are in every home's air. They almost always grow something, so they can't tell you much.

Water coming in right now? Shut off the supply if you can and call a water damage company first. Mold work comes after things are dry.
