Questions and answers
Plain answers, including "you don't need us."
The questions we hear most on the phone. If yours isn't here, call the office. A short conversation is free and often saves a visit.
Testing
Do I need a mold test?
Often not. If you can see growth, it needs removing whether a lab names it or not. Testing helps when the source is hidden, when a sale or lease needs paperwork, and after remediation as a clearance check.
What does an air test measure?
A pump pulls a set amount of air through a cassette that catches spores. The lab counts them and names the types. The useful part is the comparison: indoor air against outdoor air the same day, and one room against another.
Is black mold more dangerous than other mold?
Color doesn't tell you much. Many molds are dark, and you can't tell the type by looking. Any growth indoors should be removed and the moisture fixed, whatever its color. Questions about health belong with your doctor.
Can I use a home test kit?
Settle-plate kits catch spores that are in every home's air, so they almost always grow something. They can't tell you whether your home has a problem.
Remediation
Can I clean it myself?
For small areas, usually yes. Spots smaller than about 10 square feet on hard surfaces can be scrubbed with soap and water while wearing gloves, eye protection and an N95 mask. Dry the area well and fix the moisture. Don't mix cleaning products. Moldy drywall, insulation or carpet is usually better removed than cleaned.
Why not just spray or fog it?
Spraying can lighten the color and cover a smell, but dead mold left in place can still cause problems for sensitive people, and the moisture is still there. Removal and drying fix it. Fogging alone doesn't.
How long does a job take?
Most single-room jobs take one to three days of work. Drying can add time, and clearance results take two to three business days. Containment stays up until the area passes.
Do we have to leave the house?
Usually not for a contained room. You'll need to stay out of the work area, and we'll plan around kids, pets and sleep. If anyone in the home has health concerns, ask your doctor whether staying elsewhere makes sense.
Health and safety
Can you tell me if mold is making us sick?
No. We are building people, not doctors. We can tell you where moisture and growth are, how much there is, and how to remove it. If you have symptoms or a health condition, talk to your doctor. We're happy to send them our report.
Why does your form ask about health concerns?
Only to plan the work: how tight the containment should be, when to schedule noisy days, and whether to suggest you ask your doctor about staying elsewhere during removal. Sharing is optional.
Cost and insurance
How much will it cost?
Inspections start around $325. Small remediation jobs start around $600, a typical contained room runs $2,200 to $6,500, and attics and crawl spaces have their own ranges. The pricing page shows every range and what moves it.
Will insurance pay for it?
Sometimes, often only in part. Many home policies exclude mold or limit it to a small amount, and coverage may depend on whether it came from a sudden covered water event. Read your policy and call your agent. We provide the photos and documents an adjuster usually asks for, but we can't promise coverage.
Why use a separate company for clearance?
The crew that did the work shouldn't be the one to grade it. Some states require the split. Washington doesn't, but we follow it anyway.
Buying or selling
Can you work to a closing date?
Usually, yes. Tell us the date when you book. Inspection reports can be ready within 24 hours of the visit for an added fee, and we will tell you honestly if a remediation scope can't fit the timeline.
Can you write a scope the seller can price?
Yes. Our inspection report includes a written scope that any qualified company can bid on. Buyers and sellers often use it to agree on a credit.

Water coming in right now? Shut off the supply if you can and call a water damage company first. Mold work comes after things are dry.
