Mold inspection
A careful walk through the house with moisture meters and a thermal camera, so the problem gets a size and a cause.

What mold inspection is
Most mold questions are really moisture questions. An inspection finds where water is getting in or staying, maps how far any growth goes, and ends with a written report that says what we found, what we didn't, and what we would do next. Sometimes the answer is a gutter, a bath fan and a dry season. That is still a good inspection.
When it makes sense
- You smell something musty but can't find the source
- There are stains on a ceiling or wall after a leak
- A home inspection mentioned possible mold before closing
- Windows run with condensation every winter and frames are spotting
- You want a written scope before getting remediation bids
When it doesn't
- A small patch of mildew on caulk or tile that wipes off: clean it and run the fan
- You already know the source and the area is small and on a hard surface

What happens, step by step
- 01 A short call first We ask what you're seeing, where, and how long. If it sounds like a cleaning job, we say so.
- 02 Outside, then inside Gutters, grading, roof lines and vents first, then every room, the attic and the crawl space where they are safe to enter.
- 03 Readings, not guesses Pin and pinless moisture meters, a thermal camera and a hygrometer. Every reading is photographed in place.
- 04 A size and a cause We estimate the square feet of growth and name the moisture source we believe feeds it.
- 05 Written report Photos, a moisture map, our recommendation and a price range for any work. Plain words, no scare language.
Worth knowing An inspection is not a promise that the house has no mold anywhere. We can only see and measure what is reachable without opening walls. If we think a wall needs a small inspection hole, we ask first.
Questions about mold inspection
Will you open walls?
Not without asking. If readings point inside a wall cavity, we may suggest a small inspection hole or a borescope look. You decide.
Do I have to hire you for the remediation?
No. The written scope is yours. Get bids from anyone you like, including us.

Water coming in right now? Shut off the supply if you can and call a water damage company first. Mold work comes after things are dry.
