Inspection first — always
A 45–60 minute inspection of beds, seams, frames, and adjacent rooms confirms whether it's bed bugs at all (about a third of the calls we inspect aren't), and how far it has spread.

A written scope, then a real price
You get a written finding with photos and a fixed treatment price for exactly what was found — typically $600–$1,800 depending on rooms affected. The $145 inspection fee is credited to treatment.

Heat-assisted, chemical, or combined
Light, caught-early cases respond to targeted treatment plus encasements. Established cases need steam/heat plus residual work across two visits. We'll tell you which case you are.

Verification, not vibes
Interceptor cups under bed legs for 4 weeks after treatment prove it worked. We don't call a bed bug job done because the phone stopped ringing.

Ten minutes of prep does more for results than an extra gallon of anything we could spray. Here's the whole list — nothing hidden until the confirmation email.
- Don't move bedding or furniture to other rooms — it spreads the problem
- Don't discard the mattress; a stripped room is harder to inspect and treat
- Bag laundry in sealed bags; wash and high-heat dry only after we've inspected
- Skip DIY foggers entirely — they scatter bed bugs into walls and make treatment cost more

- No honest company can quote bed bug treatment sight-unseen — the range is too wide
- Two visits is normal; one-visit guarantees usually mean re-treatment fine print
- Everyone in the home has to follow the prep sheet or treatment fails — we'd rather postpone than treat a half-prepped home
