Ants
Tapinoma sessile · Camponotus spp.
Odorous house ants trail to moisture and sweets; carpenter ants tunnel into damp wood. The fix is baiting the colony, not spraying the trail.
Heaviest March–September; indoor trails spike after the first warm rain.

German cockroaches live where food, water, and warmth meet. Gel baits and growth regulators beat sprays — and sanitation decides how fast.

Portland's Norway rats and house mice follow gaps, not bait. We seal entry points first — trapping without exclusion is a subscription to rodents.

Paper wasps, yellowjackets, and bald-faced hornets — treated at the nest, in the right protective gear, usually in one visit.
Nests start small in April and peak August–September.

Termites
Reticulitermes hesperus
Western subterranean termites are a structural question before they're a pest question. That starts with a proper WDO inspection, not a spray quote.
- Mud tubes on the foundation or piers
- Winged swarmers indoors in spring
- Hollow-sounding or blistered wood
- Neighbouring homes treated recently
Treatment, if needed, is priced by linear footage and construction type after the inspection — typically $1,200–$2,800 for a Portland bungalow A clean report is a good outcome — it's the same WDO format you'd need when selling.

Something not listed — fleas, pantry moths, boxelder bugs, silverfish? They're covered under our quarterly plans or quoted as small one-time jobs. Honey bees are never treated: swarm calls get referred to a local beekeeper for relocation, free. Call (503) 555-0164 and ask.
Every price here is a ceiling, not a teaser
The starting prices above assume a detached house of 1,500–2,500 sq ft with low severity — the same baseline the instant quote starts from before it adjusts for your property and what you're seeing. On site, your technician confirms the number in writing before opening a single case of equipment. Smaller job than described? You pay less. Bigger? Nothing happens without your sign-off.
