No scare tactics, no mystery sprays, no contract handcuffs. Identify first. Treat least. Put the price in writing before we start.
the index
Every entry covers how we treat it, what we ask you to do first, and what to realistically expect — including the two pests no honest company quotes sight-unseen.
Tapinoma sessile · Camponotus spp.
Odorous house ants trail to moisture and sweets; carpenter ants tunnel into damp wood. The fix is baiting the colony, not spraying the trail.
One-time from $189
Read the entry for Ants →Blattella germanica
German cockroaches live where food, water, and warmth meet. Gel baits and growth regulators beat sprays — and sanitation decides how fast.
One-time from $269
Read the entry for Cockroaches →Mus musculus · Rattus norvegicus
Portland's Norway rats and house mice follow gaps, not bait. We seal entry points first — trapping without exclusion is a subscription to rodents.
One-time from $329
Read the entry for Mice & rats →Vespula spp. · Dolichovespula maculata
Paper wasps, yellowjackets, and bald-faced hornets — treated at the nest, in the right protective gear, usually in one visit.
One-time from $199
Read the entry for Wasps & hornets →Cimex lectularius
The one pest we will never quote over the phone. Treatment prices vary 4× depending on what an inspection finds — anyone quoting blind is guessing with your money.
Inspection $145
Read the entry for Bed bugs →Reticulitermes hesperus
Western subterranean termites are a structural question before they're a pest question. That starts with a proper WDO inspection, not a spray quote.
Inspection $125

the method
Species first. A third of 'termite' calls are ants; a third of 'bed bug' calls aren't. Nothing gets applied to an unidentified pest.
Seal the gap, screen the vent, sweep the door. Physical fixes outlast every product we carry, so they come first on the work order.
Moisture, food, harborage. You get a written habitat list with every job — fixing the gutter is often the treatment.
Baits and growth regulators before broadcast products. Crack-and-crevice before bands. Bands before anything wider — and 'wider' almost never happens.
Numbered monitors, interceptor cups, follow-up visits. A job is done when the evidence says so, not when the invoice is paid.
quarterly protection
Quarterly service earns its keep when pest pressure is chronic. When it isn't, we'll tell you to buy the one-time job instead — it's cheaper, and it's the truth.

★★★★★ · Bed bug inspection
“I was in full panic mode. Sofia inspected for close to an hour and showed me it was carpet beetles, not bed bugs. Charged the inspection fee and told me exactly how to handle the beetles myself. An honest 'you don't need us' is why I'm writing this.”
— Aisha B., Alberta Arts · March 2026
★★★★★ · Rodents — one-time + Plus plan
“Priya found five entry points, showed us photos of each, and sealed them the same visit. The scratching stopped within two weeks. We signed up for Plus after, not because they pushed it — they actually didn't — but because the crawlspace photos convinced us.”
— Marcus & Lena F., Montavilla · February 2026
★★★★☆ · Wasps — one-time
“Yellowjackets in a wall void. First treatment knocked down 90%; a few stragglers persisted past the 48-hour window so they came back and re-dusted free. Docking a star for the stragglers, adding a mental half-star back for not charging.”
— Evan C., Woodstock · September 2025
