    How quickly do you respond?

    Within one business day to email; within two hours during business hours to a phone call. Sunday-night calls are part of how the practice runs — clients have my mobile.

    Do you take on out-of-state buyers?

    Yes — about a quarter of our buy-side engagements are based outside New York. We coordinate showings to fit travel schedules; ten of our 2025 buy-side closings happened with the buyer flying in for one weekend of three properties.

    Do you work internationally?

    Buyers from outside the U.S. are common (about 30% of buy-side engagements). On the sell side, we list New York and East End properties only — we don’t represent in Aspen, Miami, or Paris.

    Will you sign an NDA before the first conversation?

    Yes. For owners considering listing — particularly off-market — we sign before the first call. Just request it in your initial email.
