How we do it

A parking lot is the first thing a customer or tenant touches. We pave plazas, condo lots, churches, warehouses and office parks, and we plan the work around the people who still need to park.

Every bid is broken into line items: milling, base repair, paving, catch basins, striping. Your board or owner can compare it line by line with any other bid.

Example prices

Example ranges for 2026. Bigger lots cost less per square foot. A 20,000 sq ft mill and overlay typically lands between $65,000 and $100,000 before striping.

  • Mill and overlay Grind off 50 mm of worn surface, tack coat, new 50 mm layer $3.25 to $5 per sq ft
  • Full-depth replacement Remove asphalt, repair base, two layers of new asphalt $6.50 to $9.50 per sq ft
  • New lot on prepared grade Base and two layers; earthwork priced separately $7 to $11 per sq ft
  • Catch basin rebuild or adjust Reset frame and grate to the new surface $900 to $1,800 per each

Minimum$9,500 minimum for lot paving. A paver, two rollers and a full crew have to come out.

Every quote includes

  • A phasing plan so at least one entrance stays open
  • Traffic cones, signs and printed notices for your tenants
  • Certificate of insurance and WCB clearance before we start
  • A drainage check: we look at where water sits before we price
  • Before and after photos for each phase, invoiced by phase if you need it

What moves the price

  • Lot size (the per-foot rate drops as the lot gets bigger)
  • How much base has failed under the surface
  • Night or weekend work
  • Catch basins, curbs and drainage changes
  • Number of phases needed to keep the lot open

How we keep your lot open

Every lot job gets a phasing plan before the bid is signed. Tenants know which section closes when, and one entrance stays open.

Built in two layers

Lots carry garbage trucks and deliveries, so they get a thicker base and two layers of asphalt. The bid lists both.

  1. Asphalt surface layer · 40 to 50 mm Fine mix for a tight, smooth top
  2. Asphalt base layer · 50 to 60 mm Coarser mix that carries delivery trucks and garbage trucks
  3. Granular base · 250 to 300 mm Crushed gravel, compacted and tested before paving
  4. Subgrade · Graded to catch basins Drainage is set here, not fixed later with asphalt
Typical parking lot build-up, drawn roughly to scale. Heavier truck routes get thicker layers.

Questions we get

More in the full FAQ.

Do we have to close the whole lot?

Almost never. Most lots are done in two or three phases, and we plan them so one entrance and the accessible stalls stay usable.

Can you work nights or weekends?

Yes, for retail and office lots. It costs more because of crew overtime and lighting, and the bid shows that as its own line.

What paperwork do you provide?

Certificate of insurance, WCB clearance letter, a safety plan for the site, phase photos and invoices by phase if your accounting needs them.
