Sealcoating

An asphalt-emulsion sealer (no coal tar), squeegeed in by hand on driveways. Every 2 to 3 years, not every spring.

Season: June to early September. $275 minimum for a driveway, $900 for a commercial lot.

How we do it

Sealcoat protects asphalt from water, sun, oil and salt. It does not fix cracks or holes, and it can't make a failing driveway new. We fill the cracks first and tell you when sealing won't help.

For most driveways every 2 to 3 years is right. Sealing every year builds up thick layers that peel and crack. If your last coat still looks good, we'll tell you to wait and book you for next season.

Example prices

Example ranges for 2026. A 650 sq ft double driveway is usually $275 to $295 for two coats, plus any crack filling.

  • Driveway, two coats Clean, edge, prime oil spots, two coats by squeegee $0.30 to $0.45 per sq ft
  • Crack filling before sealing Hot-pour rubberized filler in cracks up to about 25 mm $1.25 to $2.50 per linear ft
  • Commercial lot Sweep, blow off, prime oil, one or two sprayed coats $0.20 to $0.32 per sq ft

Minimum$275 minimum for a driveway, $900 for a commercial lot.

Every quote includes

  • Power-broom and blower cleaning, edges trimmed
  • Oil spots primed so the sealer sticks
  • Two coats on driveways, applied by squeegee, not just sprayed
  • Garage edge and sidewalk taped or cut in by hand
  • Barricade tape and a text when it's safe to drive
  • A reminder in 2 to 3 years, only if it's actually due

What moves the price

  • How many cracks need filling first
  • Oil stains and old peeling sealer
  • One coat or two (lots with light traffic can do one)
  • Size: bigger lots cost less per square foot

When to seal, and when to wait

A sealcoat schedule for a typical driveway. Busy lots may need it every 2 years. Nobody needs it every spring.

  1. Year 0

    New driveway paved

  2. Year 1

First seal, after 6 to 12 months of curing

  3. Year 2

    Nothing to do

  4. Year 3 or 4

    Crack fill and reseal

  5. Year 5

    Nothing to do

  6. Year 6 or 7

    Crack fill and reseal

Not this

Sealcoat every spring Yearly coats build up, peel and crack. Every 2 to 3 years is enough for most driveways.

Questions we get

More in the full FAQ.

How often should I sealcoat?

Every 2 to 3 years for most driveways. Busy commercial lots may need every 2. Yearly sealing wastes money and builds up layers that peel.

How soon after paving can I seal?

Wait 6 to 12 months so the new asphalt can cure. Sealing too early traps oils that need to come out.

Will sealcoat hide my cracks?

No. It colours them black for a few weeks. Cracks need to be filled first, and wide or crumbling ones need a patch.
