What a pool costs in Austin

Price ranges by pool type from our recent projects, what moves the number, and the costs most people forget to budget for.

Price ranges by pool type

Finished prices for typical Austin-area backyards with machine access, including deck, equipment, permits and start-up. Most of our projects land inside these ranges.

Ranges updated for 2026. Sample figures for this demo site.

What moves the price

Two pools of the same size can differ by tens of thousands of dollars. These six things are why.

  1. 01

    Access

Machines need a path about 8 ft wide. Narrow side yards mean smaller equipment, more days and sometimes a crane.

  2. 02

    Rock

Much of west Austin sits on limestone. If we hit it, rock is removed at the per-load rate printed in your contract.

  3. 03

    Slope

A sloped yard can need retaining walls, a raised beam or extra steps. It can also make a great vanishing edge.

  4. 04

    Size and depth

More surface area means more steel, finish, tile and water. Depth adds digging and haul-off.

  5. 05

    Finish and stone

Plaster, quartz and pebble finishes, and concrete, paver or travertine decks, all sit at different price points.

  6. 06

    Features

Spas, ledges, water features, lighting and heaters each add a clear line to the quote.

What a written proposal looks like

A typical family gunite pool, priced line by line the way your proposal will be.

  • Gunite pool, 15 x 32 ft, plaster finish, concrete deck, standard equipment $84,000
  • Pebble interior finish in place of plaster $9,500
  • Tanning ledge with two bubblers $6,200
  • Gas heater, sized for spring and fall swimming $5,800
  • Barrier: 120 ft of fence, two self-latching gates, door alarms $7,400
  • Permits, engineering and inspections $2,600
  • Contract total $115,500

Rock, if we hit it, is billed per load at the rate printed in the contract. This example's rate is $450 per truckload, and a typical rocky dig in west Austin needs 8 to 20 loads.

Costs people forget

Some builders leave these out to look cheaper. We list them so you can budget for the real total.

  • Pool barrier (fence, gates, door alarms) $4,000–$12,000

Required before the final inspection. We price it in your contract.

  • Electrical panel or gas meter upgrade $1,500–$6,000

Only if your home's service is too small. Checked at the site visit.

  • Lawn and sprinkler repair after the build $1,000–$5,000

Equipment crosses your yard. We restore the path we used; full landscaping is separate.

  • Drainage $1,500–$6,000

French drains or regrading where water would run toward the pool or house.

  • Running costs $80–$250 a month

Power, water, chemicals and, if you hire one, a weekly service.
