1.0Who it is for
Two ways in, one product. Start free, or bring your team to a demo.
A self-managing landlord and a 1,200-unit operator use the same Lintel. What changes is the plan, and how much of the move we do for you.

2.0Product
Six modules. One ledger underneath all of them.
-
2.1Rent collection
Fewer checks to chase, fewer texts asking 'did you get it?'
Tenants pay by bank transfer or card. Rent posts to the right ledger by itself, and late fees follow the rules you set.
Learn more -
2.2Tenant screening
Decisions you can explain, made the same way every time.
Online applications with credit, eviction and criminal reports in one place, measured against criteria you write down before the listing goes live.
Learn more -
2.3Maintenance requests
Every request has an owner, a status and a paper trail.
Tenants send a request with photos. You triage it, assign a vendor or your own tech, and everyone sees the same status until it is done.
Learn more -
2.4Leasing and listings
Fewer vacant days, and no renewal that sneaks up on you.
Post a vacancy once, send it to the major rental listing sites, take applications, sign the lease online, and see every renewal coming months ahead.
Learn more -
2.5Owner reporting
Owners see what you see, on the same day every month.
Owners get a clean statement on the same day every month, plus a portal that answers 'where is my money?' before they email you.

2.6Accounting
Month-end close in a morning, not a week.
Real double-entry accounting built for rentals: bank feeds, reconciliation, trust ledgers, payables, and reports your accountant will recognize.

3.0The month
The first ten days of every month, handled in the background.
-
Day 1
Rent posts
Charges post and autopay runs.
-
Day 3
Reminders
Unpaid tenants get a friendly nudge.
-
Day 6
Late fees
Post on the date you chose, capped.
-
Day 8
Month closes
Bank lines matched, exceptions cleared.
-
Day 10
Owners paid
Statements and draws go out together.
4.0Pulse
See only what needs you. The rest just happens.
Pulse is the first screen you see. Paid rent, finished screenings and signed leases scroll past quietly. A leak, a late payment or a statement waiting for review stays at the top until someone handles it.
- Text and email from tenants land on the right unit, not in your personal phone
- Every change is logged with who made it and when
- Owners and vendors get their own view, so they stop calling yours

5.0Switching
Your rent roll moves in a weekend. Bigger portfolios, in about three weeks.
The hardest part of new software is getting your data into it. So the import is part of the product: templates and live help on Starter, and on Growth and Portfolio our team does it for you.
- Pick a go-live date Week 0 Usually the 1st of a month, so rent for the new month is collected in Lintel from day one.
- Export from what you use now Week 1 We send a checklist for your current setup: tenants, leases, balances, deposits, owners, vendors and the general ledger.
- We map and import it Week 1 to 2 On Starter you fill our spreadsheet templates with chat help. On Growth and Portfolio our team does the import.
- Check every balance Week 2 to 3 Tenant balances, deposits held and owner balances must match your old system to the cent before we switch.
- Invite tenants and owners Week 3 Pre-written invites go out by text and email. Tenants set up autopay before the 1st.

8.0FAQ
Questions landlords ask first.
What counts as a unit?
Any door you collect rent on: an apartment, a house, a townhome, a garage you rent out. Vacant units count. Units in a property you have archived do not.
How long is the free trial, and do I need a card?
Fourteen days, and no card. If you choose a plan, everything you set up stays. If you don't, the trial account and its data are deleted 30 days after it ends.
How do I move my tenants and leases over?
On Starter, fill our spreadsheet templates and upload them; chat support checks them with you. On Growth and Portfolio, our onboarding team imports your rent roll, leases and ledger history for you.
Is there a contract or a setup fee?
No setup fee on any plan. Plans are month to month and you can cancel any time. Paying yearly takes 10% off.
Run every door from one screen. Start this month.
Import your rent roll, invite your tenants, and collect next month's rent online. Free for 14 days, no card. After that, from $1.25 per unit a month.
