2.1 Rent collection

Rent collection. Fewer checks to chase, fewer texts asking 'did you get it?'

Tenants pay by bank transfer or card. Rent posts to the right ledger by itself, and late fees follow the rules you set.

2.1.1What it does

Six things it does well, so you can stop doing them by hand.

The rent roll is the page you open most, so it is built to be read in five seconds: who paid, who is partial, who is late, and what happens next.

  • 01

    Autopay tenants actually turn on

Tenants set up autopay from a text link in about a minute. Reminders go out three days before rent is due, and again on the due date if nothing has arrived.

  • 02

    Partial payments on your terms

Accept them, block them, or accept them only up to a set amount. You can also switch a tenant to certified funds only after a returned payment.

  • 03

Late fees that follow your rules

Flat, daily, or both, with a grace period and a cap you choose. Lintel posts them on schedule; you check what your city and state allow.

  • 04

    Receipts and ledger posting, done

Every payment sends a receipt, posts to the tenant ledger, and lands in the right income account. No retyping into a spreadsheet.

  • 05

Money goes to the right account

Rent to operating, deposits to the deposit account, each property to its own bank account if you want. Set it once per property.

  • 06

    Charges beyond rent

Pet rent, parking, utility bill-backs and one-time fees ride on the same invoice, so tenants pay one total.

2.1.2How it works

Four steps, then it runs on its own.

  1. 1

Invite tenants by text or email

  2. 2

They pick bank or card and turn on autopay

  3. 3

Rent posts on the 1st and receipts go out

  4. 4

Late fees post on the date you chose

2.1.3The small print

Lintel is software, not a bank. Payments are processed by our payments partner. Example timing for this demo: bank transfers settle in 3 to 5 business days, card payments in 2.

2.1.4Questions

About rent collection.

Who pays the processing fee?

For bank transfers you choose: you, the tenant, or split. Card fees are always paid by the tenant at checkout, and the fee is shown before they confirm.

Can I turn off card payments?

Yes, per property. Some landlords allow cards only for one-time charges and keep rent on bank transfer.

What happens when a payment bounces?

Lintel reverses it on the ledger, tells you and the tenant the same day, and can switch that tenant to certified funds only for as long as you choose.
