2.3 Maintenance requests

Maintenance requests. Every request has an owner, a status and a paper trail.

Tenants send a request with photos. You triage it, assign a vendor or your own tech, and everyone sees the same status until it is done.

2.3.1What it does

Six things it does well, so you can stop doing them by hand.

Most maintenance pain is not the repair. It is the four texts to find out whether anyone is coming. Lintel gives every request one thread and one status that tenants, techs and owners all see.

  • 01

    Requests with photos and video

Tenants describe the problem, add photos or a short video, and say whether you may enter and whether pets are home.

  • 02

    Triage in one board

New, scheduled, in progress, done. Drag a card, set priority and category, and the tenant hears about it automatically.

  • 03

    Vendors without the phone tag

Vendors get a link to accept the job, pick a time, message the tenant and upload the invoice. No vendor login to set up.

  • 04

    Invoices become bills

A vendor invoice turns into a bill on the right property, ready to pay or to charge back to the owner or the tenant.

  • 05

    After-hours routing

Requests marked urgent ring your on-call person by phone until someone answers. Everything else waits politely for morning.

  • 06

    Recurring work on a schedule

Filter changes, smoke alarm checks and gutter cleaning create their own work orders on the dates you set.

2.3.2How it works

Four steps, then it runs on its own.

  2. 2

    You set priority and assign

  3. 3

  4. 4

    Invoice becomes a bill

Techs and vendors work from a link on their phone or tablet.

2.3.3The small print

Vendor portal, owner approvals and charge-backs to owners are on Growth and Portfolio. Starter includes requests, the board and in-house assignment.

2.3.4Questions

About maintenance requests.

Do vendors need to pay for Lintel?

No. Vendors work from a secure link at no cost. You can invite as many as you like.

Can owners approve big repairs?

Yes, on Growth and Portfolio. Set a dollar limit per owner; anything above it waits for their approval in the owner portal.

Can tenants see who is coming?

They see the vendor's company name, the scheduled window and any messages. Phone numbers stay private unless you choose to share them.
