Reconciling the operating account: only the exceptions stay open. Sample data.

2.6.1What it does

Six things it does well, so you can stop doing them by hand.

Rental accounting has one hard rule: the bank and the books must agree. Lintel puts them side by side, matches what it can, and shows you only what it could not.

  • 01

    Bank feeds and matching rules

Connect operating, trust and deposit accounts read-only. Lintel matches deposits and payments to the ledger and learns from the rules you add.

  • 02

    Reconcile side by side

Bank lines on the left, ledger lines on the right. Matched pairs fold away; the exceptions stay in front of you.

  • 03

    Trust and deposit ledgers

Owner funds and security deposits each get their own ledger, with a three-way reconciliation report for every trust account.

  • 04

    Bills and payables

Enter or forward bills, route them for approval, pay by bank transfer or print checks, and keep the invoice attached.

  • 05

A chart of accounts made for rentals

Self-managing landlords get categories that line up with the rental income section of a personal tax return.

  • 06

    Hand off to your accountant

Give your accountant their own login, or export the general ledger to your accounting app or a spreadsheet.

2.6.2How it works

Four steps, then it runs on its own.

  1. 1

    Connect bank accounts read-only

  2. 2

    Lintel matches the easy lines

  3. 3

    You clear the exceptions

  4. 4

Close the month and lock it

2.6.3The small print

Lintel is software, not an accountant or a law firm. Trust account rules are set by each state, and your broker of record decides how accounts are set up.

2.6.4Questions

About accounting.

Is this cash or accrual?

Both. Run reports either way at any time; the ledger stores enough detail for both views.

Can I keep my current accounting app?

Yes. Many landlords keep their accounting app for the company books and use Lintel for the property books, with a monthly export between them.

What is three-way reconciliation?

It checks that the bank balance, the trust ledger and the total of every owner and tenant balance all agree. Lintel builds the report for each trust account monthly.
