Six things it does well, so you can stop doing them by hand.
Vacant days cost more than any software. The leasing timeline shows each unit from notice to move-in, so you can see which vacancy is about to slip before it does.

01
List once, everywhere
Write the listing and add photos once. Lintel sends it to the major rental listing sites and to a listings page on your own website.
-
02
Showings people can book
Share open time slots, let prospects book themselves, and send reminders so fewer people forget to show up.
-
03
Application to lease in one thread
The application, screening, approval, lease and first payment all live on one record. Nothing gets lost between steps.
-
04
E-sign your own lease
Upload your lease and any state or city addenda, mark the fields once, and send it for signature. Signed copies file themselves.
-
05
Renewals at 90, 60 and 30 days
Every lease end shows up on the timeline. Send renewal offers with a new rent amount and track who has answered.
-
06
Move-in and move-out checklists
Room-by-room condition reports with photos, signed by the tenant, so the deposit conversation starts with evidence.

2.4.3The small print
What to know before you switch it on.
Lintel does not write leases or give legal advice. Use a lease that fits your state, and have a local attorney review it if you are not sure.
2.4.4Questions
About leasing and listings.
Which listing sites do you post to?
The major rental listing sites in the US, through their standard listing feeds. Some sites charge their own fee for premium placement; that is between you and them.
Can I use my own lease?
Yes. Upload a PDF or Word file, place the signature and initial fields, and save it as a template for that property.
Do renewals raise rent automatically?
No. Lintel suggests nothing on its own. You set the renewal rent, and it only changes when the tenant signs.
