Lead generation for real estate investors
Real estate investor lead generation. Stop mailing the list everyone else bought.
Wholesalers and flippers mostly buy data, not leads. You pull an absentee owner or pre-foreclosure list, skip trace it, and mail or call. The catch: the investor down the street can pull the same list tonight for the same monthly fee.
- We take 10% of ad budget, $600 CAD or $450 USD at least
- No markup on ad spend, $0 setup
- Month to month, 30-day guarantee
Where investor leads come from today
You rent the data. So does everyone else. Prices below come from each provider's own pricing page, as published in September 2026. They change often, so check before you commit.
PropStream: the list is not yours alone
PropStream's pricing page lists Essentials at $99 a month, Pro at $199 and Elite at $699, with skip tracing at 12 cents a contact on Essentials. The records come from public sources and MLS data that every subscriber can search. Your “motivated seller” filter is the same filter many other investors run.
DealMachine: driving for dollars plus postage
DealMachine publishes Basic at $99 per seat a month and Pro at $149, with postcards billed on top: a 4x6 card is 75 cents on Basic. The app is useful for spotting a vacant house on your route. The owner who gets your card has likely received cards from several other buyers that month.
Carrot: a site, not a lead source
Carrot sells investor websites at $119 a month, or $99 a month billed yearly. It gives you a “we buy houses” site, but the traffic still has to come from somewhere: your ads, your SEO, your signs. The site alone does not bring sellers in.
Bandit signs: cheap, local, and often against the rules
Signs on poles and corners still pull calls in some markets. Many cities and counties ban signs in the public right of way and fine the number on the sign. Check your local bylaw or ordinance before you put out a single one.
What inbound seller leads change.
The seller raises their own hand
A person who types “sell my house fast [city]” or “cash for houses near me” is not on anyone's list yet. They picked you from a search. That is a different call from one more postcard in a pile, and the conversation starts warmer.
Google Ads on your own account
We build search campaigns around the phrases sellers use when they face a probate house, a tired rental, a job move or a repair they cannot afford. The fee for running it is 10% of your ad budget; the smallest monthly bill is $600 CAD or $450 USD. The account and data stay in your name.
Local SEO that outlasts a mail drop
City and situation pages (inherited house, house with tenants, house needing major repairs) keep ranking after a campaign ends. We price SEO at $50 CAD or $38 USD for each page, with ten pages as the monthly minimum. We write for your real markets only, not a page for every town in the state.
A cash offer form that sorts the calls
A short multi-step form asks the address, the condition, the timeline and why they are selling. Hot answers ping your phone at once. The rest go into a follow-up sequence in your CRM (REsimpli, Podio, InvestorFuse or similar), so no seller waits until Monday.
The first 30 days.
01
Week 1: price your current deals
We add up last quarter's data, skip tracing, postage and caller costs, then divide by contracts signed. That is your cost per deal from lists, the number an inbound channel has to beat.
02
Weeks 2 and 3: launch the seller path
Cash offer page, two or three situation pages, tracked phone numbers, and a Google Ads campaign in your core county. Every call and form carries its source into your CRM.
03
Week 4: the acceptance test
We fill out the cash offer form and call the tracked line as if we were a seller. Your phone buzzes, the lead lands in REsimpli or Podio with the keyword, and the dashboard shows cost per lead. If that does not work, you do not pay for the month.
Real estate investor lead generation: FAQ.
Not on day one. Lists and inbound work on different sellers. Run both, track cost per signed contract for each, and move money toward whichever wins in your market.
Seller searches in big metros are competitive, so clicks cost more than on many local service terms. That is why we start in one county, watch cost per contract, and grow only what pays. A single assignment fee can cover a lot of clicks.
Yes. We can run ads and SEO pointing to a Carrot site, or build you a site you own outright. Our website packages run from $1,500 to $20,000+ one time. We will say plainly which fits.
In the US, cold calls and texts fall under the Telephone Consumer Protection Act and the Do Not Call registry. In Canada, the National Do Not Call List and CASL apply. Inbound leads who fill out your form with consent are a much safer place to start.
For managing Google Ads we take 10% of the budget, with $600 CAD or $450 USD as the smallest monthly fee. Situation and city pages are $50 CAD or $38 USD per page, starting at ten. You pay $0 to start, can leave any month, and month one is guaranteed.
