C-03 Capability

Construction Management

CM at risk: your architect, our guaranteed price, everyone at the table from day one.

C-03.1 Overview

What you get

CM at risk keeps the owner's design team in place and brings Meridian in during design as the constructor. We price continuously, plan logistics, buy long-lead scopes early and finally guarantee a maximum price. It is the method of choice for healthcare and public education work, where design control and cost certainty both matter.

  • Preconstruction services from schematic design onward
  • Guaranteed maximum price (GMP) with open-book buyout and shared savings
  • Early-release packages: sitework, foundations, long-lead equipment
  • Trade-bid management with full prequalification and scope leveling
  • Owner-facing cost, schedule and risk reporting, ready for the board meeting
  • Occupied-facility phasing, with ICRA and ILSM planning where the work demands it

C-03.2 How it runs

Five steps, each one in writing

  1. 01

    Join during design

Ideally at schematic design. The earlier we sit with your architect, the more cost and schedule we can still influence.

  2. 02

    Price continuously

Estimates at each milestone, constructability reviews and a running risk register shared with you and the design team.

  3. 03

    Set the GMP

A guaranteed maximum price with every allowance, contingency and assumption listed. Above that number, the risk is ours.

  4. 04

    Buy out in the open

Trade packages are bid to prequalified partners and leveled with you in the room. You see every bid, not a summary.

  5. 05

    Build, report, return savings

Monthly reporting through construction, and unused contingency returned at closeout under the split in the contract.

C-03.4 Questions

Asked before we start

More answers on bidding, cost and safety are on the FAQ page.

When should a CM at risk join the project?

At schematic design if you can. We can still help at design development, but by construction documents most of the cost decisions have already been made.

What happens if trade bids come in over the GMP?

That is our risk to carry. The GMP only moves when you change the scope, and that goes through a written, priced change order you approve first.

How are savings shared?

Buyout savings and unused contingency are tracked in an open ledger and returned at closeout under the split agreed in the contract. On Northgate that came to $1.1M back to the owner.
