Northgate campus, Calder Valley Health
A three-storey outpatient pavilion with twelve ORs, built ten metres from a working emergency department.
Calder Valley Health needed twelve operating rooms and an imaging suite on the only buildable corner of a campus that could not stop working — ten metres from the emergency department ambulance bay, above an active loading dock, with utility tie-ins into a central plant running at capacity.
CM at risk from schematic design. Every task within reach of occupied space carried an ICRA; the ambulance bay stayed open through 22 months of construction via a phased logistics plan rehearsed with the ED charge team. Eleven utility shutdowns were executed — each with a written method statement, a rollback plan and facility engineering in the room. OR pressure relationships and the MRI vault's RF shield were pre-tested by third parties before state inspectors arrived.
Passed state health-facility inspection on first presentation. Zero unplanned utility interruptions to the operating campus across 214,000 craft hours. GMP closed out with $1.1M in shared savings returned to the owner.
