A regional grocery distributor's lease was expiring with no renewal option: fourteen months to design, permit and build a 480,000 SF cross-dock hub with 62 dock positions — or pay holdover rates that would erase two years of margin.
Design-build with the schedule run backwards from lease expiry. Foundations and the tilt-up package were released at 60% design; our own crews cast and flew 214 panels in nine weeks while the roof steel was still being fabricated. Dock equipment and ESFR fire protection were bought with the foundation package, and the super-flat slab pours were F-number tested bay by bay so racking installation could chase the concrete around the building.
First inbound truck docked thirteen days before lease expiry. The racking installer started six weeks earlier than their own baseline because the floor data let them work behind our pours in sequence.
