A food-logistics operator needed 168,000 SF of freezer and cooler space — including a −20°F blast-freeze cell — delivered in twelve months, with the refrigeration plant commissioned and the rooms proven at holding temperature before a single pallet arrived.

The build
Design-build with the refrigeration contractor at the table from week one. The freezer slab went down over an underfloor glycol warming loop; insulated metal panel envelopes were sequenced so refrigeration piping could rough-in behind each wall as it closed. Commissioning ran as a scheduled phase, not an afterthought: pull-down was staged room by room, with 72-hour temperature-hold proofs documented for the operator's QA team.

The handover
All rooms proven at design temperature nineteen days before contractual turnover. The operator's first customer contract started the following Monday.
