C-01 Capability

Preconstruction & Estimating

Budgets you can take to your board, before the drawings are done.

C-01.1 Overview

What you get

Preconstruction is where projects are actually won or lost. Our estimators price from quantity take-offs, current subcontractor pricing and our own self-perform cost history. Then we keep the estimate alive through every design milestone, so there is no bid-day surprise. Bid day happened months earlier, on paper.

  • Conceptual and milestone estimates (SD, DD, CD) with variance reconciliation
  • Constructability reviews and value-engineering logs with cost and schedule impact
  • Site logistics and phasing plans drawn, not described
  • Long-lead procurement register: switchgear, AHUs, dock equipment, structural steel
  • Bid-package strategy and subcontractor prequalification (EMR, TRIR, capacity, references)
  • Guaranteed-maximum-price development for CM-at-risk delivery

C-01.2 How it runs

Five steps, each one in writing

  1. 01

    Program and site review

We read your program, walk the site and list the risks that cost money: soils, utilities, access and long-lead equipment.

  2. 02

    Conceptual estimate

Priced from our own cost history and current trade pricing, with every assumption written down where you can check it.

  3. 03

    Milestone estimates

At schematic, design development and construction documents. Each one reconciles to the last, line by line, so you see what moved and why.

  4. 04

    Value engineering

Options with cost and schedule impact side by side. You choose, and we record the decision so nobody re-argues it later.

  5. 05

    Buyout plan

Bid packages, prequalified trade partners and a long-lead register, ready the day you decide to build.

C-01.4 Questions

Asked before we start

More answers on bidding, cost and safety are on the FAQ page.

Can we hire you for preconstruction only?

Yes. Owners testing feasibility can engage us for estimating and planning alone, on a fixed fee agreed in writing before we start. Many of those clients later ask us to build, but there is no obligation.

What do you need from us to start an estimate?

Your program, the site, any drawings at any stage, a budget target and a rough schedule. If some of that does not exist yet, tell us. We will say what is missing and what we can price without it.

How often will we see an updated number?

At every design milestone, plus any time a decision moves cost past a threshold we agree with you at the start. You never wait until bid day to learn the price.

Start / Bid room

Want a number you can take to your board?

Tell the bid configurator the project type, size and stage. A preconstruction lead who has built in your sector replies within two business days, in writing.
