Licensed Wisconsin dwelling contractor

Questions, answered straight.

The things homeowners ask us most, grouped so you can jump to what matters. Still stuck? Call the office and a person picks up.

Cost and budget

How much will my project cost?

Every service page lists 2026 ranges for the jobs we build most. After a free site visit you get a written ballpark within a week. The fixed price comes at the end of design, once every selection is made.

Do you charge for estimates?

The site visit and ballpark range are free. The design phase is paid, because it produces drawings, engineering, and a fixed price. Build with us and half the design fee comes off your contract.

What is an allowance?

A budget line for something you have not picked yet, like tile or light fixtures. We set allowances at realistic numbers, not lowball ones, and you see each one in the contract.

What happens if you find a surprise behind a wall?

We stop, show you, and price the fix in writing before doing it. We recommend holding a 5 to 10 percent contingency for older homes. Unused contingency stays in your pocket.

Licensing and permits

Are you licensed and insured?

Yes. Our Wisconsin dwelling contractor credential number is on every proposal and permit. Before you pay a deposit, we email a certificate of insurance naming you as the certificate holder. (This is a demo site, so the numbers shown here are samples.)

Who pulls the permits?

We do, every time. We file the application, answer plan review questions, book the inspections, and meet the inspector on site.

Do I need an architect?

For most remodels and additions, no. Our design lead draws the plans and a licensed structural engineer stamps what needs stamping. If you already have an architect, we will build from their drawings.

Do you use subcontractors?

Our own carpenters handle framing, finish work, and site management. Electrical, plumbing, and HVAC go to licensed trade partners we have worked with for years. You get one contract and one point of contact either way.

Schedule

How far out are you booking?

Site visits usually happen within two weeks of your call. Build start dates typically land two to four months out, depending on design and permit time.

How long will my project take?

Each service page shows a typical timeline by phase. Your proposal includes a week-by-week schedule, and the Friday update tells you if anything moves.

Can we live in the house during the work?

For most kitchens, baths, basements, and additions, yes. For a whole-home remodel, some families stay elsewhere for a few weeks. We tell you which weeks during design.

Payments and financing

What is your payment schedule?

A deposit at signing, then payments tied to finished milestones like framing inspection or cabinet install. The last payment is due after the punch list is done, not before.

Do you offer financing?

We are not a lender, but most clients pay with a home equity line, a renovation loan, or savings. Our financing page explains the options and has an illustrative payment estimator.

Warranty and after

What warranty do you offer?

A 2-year workmanship warranty, written into the contract. Manufacturer warranties on windows, fixtures, and appliances pass straight to you.

What if something goes wrong after you leave?

Call the office and we will book a visit. We also check in at 30 days and 11 months, which is when wood movement and settling usually show up.

Your question not here?

Ask it in the quote form's notes, or call the office. We'd rather answer a question now than fix a misunderstanding later.
