How a project runs.
Six steps, the same on a single wall or a second story. At every step you know what happens next, what it costs, and the name of the person to call.
-
15 minutes
Step 1: Call and fit check
You tell us about the project, the budget you have in mind, and your timing. If we are not the right builder, we say so and suggest who is.
- You get
- A straight answer on whether we are a fit
- We need from you
- A rough idea of scope, budget, and timing
-
60 to 90 minutes, free
Step 2: Site visit and ballpark
Dana or our estimator walks the house, measures, and checks the basement, the panel, and the framing. Within a week you get a written ballpark range.
- You get
- A written ballpark range within 7 days
- We need from you
- An hour at the house with everyone who decides
-
3 to 10 weeks
Step 3: Design agreement
Measured drawings, engineering, and every selection made before the build is priced. This is where budgets are protected.
- You get
- Drawings, a selections binder, and a fixed price
- We need from you
- Two or three design meetings and timely decisions
-
2 to 8 weeks
Step 4: Contract and permits
A line-item contract with allowances spelled out. We file the permit, answer plan review, order long-lead items, and lock your start date.
- You get
- A signed contract, a permit, and a start date
- We need from you
- Deposit and any final selections
-
Weeks, never a mystery
Step 5: Build
One site lead from demolition to final. The site is cleaned every day. A written update with photos lands every Friday. Changes are priced in writing before any work starts.
- You get
- A Friday update and a site lead's cell number
- We need from you
- Access to the house and quick answers to questions
-
Final week, then 2 years
Step 6: Walkthrough and warranty
We walk the job with you and fix every punch-list item. The 2-year workmanship warranty is in your contract, and we check in at 30 days and again at 11 months.
- You get
- A punch list closed, warranty papers, and check-ins
- We need from you
- One walkthrough and an honest list
Changes and surprises, handled in writing.
You change your mind. Fine. We price the change on a one-page change order, you sign it, then we build it. Nothing extra lands on an invoice that you didn't approve first.
We find something. Old houses hide rot, bad wiring, and surprise ducts. We stop, show you with photos, and price the fix before doing it. Most clients hold a 5 to 10 percent contingency for this, and unused contingency stays yours.
A date slips. Deliveries and inspections slip sometimes. You hear about it in the Friday update with the new date and the reason, not when you notice nobody showed up.
A week on site
-
Mon
Site lead walks the job, posts the week's plan on the door of the work zone.
-
Tue
Trades on site as scheduled. Deliveries land, get checked, get stored.
-
Wed
Inspections are booked midweek so a re-check never kills a Friday.
-
Thu
Decision day: anything we need from you is asked by Thursday noon.
-
Fri
Site swept and secured. Your written update with photos lands by 4 p.m.
Living through it
You still live there. These rules are in every contract.
- Dust walls with zipper doors seal the work zone from the rest of the house
- Floor protection from the door to the work zone, every day
- Crew on site 7:30 to 4:00, quiet by 4:30, never on Sundays
- A lockbox, not a spare key under the mat
- Bathroom and kitchen shutoff days are on the calendar weeks ahead
Step one takes 15 minutes.
Fill in the five-step quote form or call the office. Either way, you'll talk to a person who can tell you if we're the right fit.
