The Beacon standard
Four promises, kept on every single job
-
01
Employees, not day-labor subs
Every person on your roof is a Beacon employee — background-checked, harness-trained, covered by our workers' comp. No labor brokers, no mystery crews.
-
02
Flashing is never reused
Step flashing, valley metal, pipe boots — all new, every job. Reused flashing is the #1 source of the leaks we get called to fix on other people's work.
-
03
Published prices, honest ranges
Our per-square price table is on this website. The calculator uses the same numbers our estimators do — the on-roof measure only tightens the range.
-
04
Magnet sweep, twice
We roll the magnetic sweeper across your lawn and driveway at rough clean-up and again at final walkthrough. Kids and tires stay nail-free.
What we do
Roofs first — and the exteriors that keep them dry
-
Roof replacement
Average home: $11,100 – $14,500 in asphalt
Tear-off to the deck, fix what we find, and build the whole system back — not just the pretty layer. Covered by the 15-year Beacon Watch workmanship warranty.
-
Roof repair
Most repairs: $450 – $1,800
Chimney flashing, pipe boots, wind-lifted shingles, valley wear. If a repair will honestly buy you years, we repair — we don't upsell a replacement you don't need yet.
-
Siding
Fiber cement: $7.50 – $13.50 / sq ft installed
Fiber-cement and insulated vinyl siding, wrapped and flashed to work with your roofline — because half of all 'roof leaks' we trace end at a sidewall.
-
Gutters & downspouts
5" seamless aluminum: $9 – $14 / linear ft
Seamless aluminum, hung to a chalk line with hidden hangers every 24 inches. Sized to the roof that feeds them — a 6" gutter on a big steep roof isn't an upsell, it's arithmetic.
When the storm crews roll in
The knock on your door vs. the company across town
After every hail event, the valley fills with out-of-town trucks. Some do fine work. But you can't verify fine work in advance — you can only verify paperwork, addresses and history. Here's how to tell the difference, whether or not you call us.
-
The knock
“Hail got your roof — sign today and it's free.”
The Beacon answer
A written, itemized quote that's fixed for 30 days. Sign whenever — or never.
-
The knock
Out-of-state plates, a magnetic door sign, a PO box.
The Beacon answer
A shop at 18 Foundry Road, Harbor Mills — and a state license number you can verify before we knock back.
-
The knock
“We'll waive your deductible.”
The Beacon answer
That's insurance fraud in most states. We document damage slope by slope and meet your adjuster instead.
-
The knock
A contingency form on a clipboard, on your doorstep.
The Beacon answer
We'll tell you in writing: never sign an assignment of benefits at the door. Not ours, not anyone's.
-
The knock
Gone before the first winter tests the work.
The Beacon answer
A 15-year workmanship warranty from a company that's been 22 years in the same town.

“After the hail, we had storm crews at the door for a week. Beacon was the only outfit that told us two slopes were NOT damaged enough to claim. The adjuster approved everything else in one meeting. That kind of honesty is why they're local and busy.”
Dean & Priya S. · East Windrow, June 2026

“Leak diagnosis was $195 like the site says, and it came off the repair bill. They traced it from the attic with a moisture meter — turned out to be a sidewall flashing issue, not the roof I was ready to replace. They talked me OUT of a replacement. Unheard of.”
Gary M. · Harbor Mills, April 2026
