Before
A 1962 ranch carrying three generations of shingle — a 90s overlay on an 80s overlay on the original roof. The deck sagged visibly between rafters and the hallway ceiling had a brown ring that grew every spring.
The work
- Tore off all three layers — 9,400 lbs to the trailer
- Replaced 14 sheets of delaminated decking at the published $85/sheet
- Re-nailed the remaining deck to code, ice-and-water at eaves and valleys
- Architectural asphalt with continuous ridge vent to finally let the attic breathe
After
A flat, quiet roofline and an attic that reads 20°F cooler on summer afternoons. The hallway ring got a coat of stain-block from us before we left — not our trade, but it finished the job.
The honest wrinkle
The estimate assumed 8 sheets of decking; tear-off found 14. The homeowner had photos of every bad sheet in her inbox before we nailed the replacements down — that's what the published $85/sheet is for.
