- Assumes sound decking. Rotten or delaminated decking is $85 per sheet of plywood, replaced and photographed. It is the one cost we genuinely can't see until tear-off — so we publish the number instead of hiding it in a change order.
- Complex roofs (many valleys, dormers, skylights, chimneys) can add 5–15%.
- Below 4/12, shingle and shake sections may need membrane instead — we price that honestly on site.
- The written quote after the free measure is fixed for 30 days — in both directions.

Estimate questions, answered like a neighbor
Is the calculator estimate binding?
No — it's an honest range built from our published per-square prices, and the same numbers our estimators start from. The on-roof (or drone) measure tightens it into a fixed written quote. If the final quote lands outside the calculator's range, we'll show you exactly which line item moved it and why.
Do I need to be home for the estimate?
Not for the measure — we can do the roof from outside (we'll text you before arriving). We do like 20 minutes with you to walk the findings, because a quote you don't understand isn't a quote, it's a number.
How long is the quote good for?
30 days, in writing. Material prices move; we won't hold you to a stale number in either direction — if prices drop before you sign, the quote drops too.
What deposit do you take?
10% maximum, at contract signing, applied to materials. The balance is due after your final walkthrough — never before. A contractor who wants the full job paid up front is a contractor you should keep looking past.
What about the decking you can't see?

Will you match a lower bid?
We'll read any bid with you line by line and tell you honestly where it's cheaper — sometimes it's a fair sharper price, often it's reused flashing, no ice-and-water shield, or a warranty that evaporates when the truck leaves town. We don't race to the bottom; we'll tell you to take a genuinely better deal.
